Billable Service Requests
Additional services (such as picture hanging, keyboard tray installation, etc.) are available on a limited basis, subject to staffing availability and an additional per-hour charge. To request a billable service, log your request into the work order system like any other service request.
At your request, the property management office will also provide estimates to you for other work within your suite such as electrical, floor work or painting. If you require this kind of work, you can submit your request like a normal service request, and we will provide you with an estimate for your approval. The work will commence at your convenience, and only with your approval. Please be aware that any improvements or changes to tenant spaces must be coordinated through our office. Contractors arriving to complete work that has not been approved by management will be referred to the management office by our security staff.
Engineering - Maintenance and Repairs
All Maintenance and Repair requests for the Rowes Wharf are channeled through our work order system, a user-friendly application accessible directly through your computer via the link

When you move into Rowes Wharf, designate 1-3 employees who will be authorized to enter service requests into the system. Email these names to Lori Gardner and she will set up your account for you.
With our work order system, you are able to enter and track all service calls and view the status of requests at any time and from anywhere. Once your service request has been logged online, the management staff will address the problem as soon as possible, sending someone to assist you or make arrangements with an outside contractor. If the repair or maintenance work is not the landlord’s responsibility, you will be charged for such work via a notation on the service request or a written quote provided to your Point of Contact. Please make all service requests through the work order system. This helps us track any recurring problems, and ensures that all service requests are resolved in a timely fashion.

- Describe the problem as accurately as he / she can.
HVAC
- Heating, Ventilation and Air Conditioning (HVAC) systems in the building operate Monday through Friday, 8:00 AM to 6:00 PM and Saturday, 8:00 AM to 1:00 PM.
- If at any time during working hours you desire adjustment to the temperature within your suite, please submit a request through the work order system. To avoid damage and minimize delays, please do not adjust thermostats without assistance. Remember to turn off all lights in areas that are not in use. This conserves energy and helps the HVAC equipment operate more efficiently. Please keep blinds closed when in direct sunlight.
- Should you require after hours HVAC, please submit a request in the work order system. After hours HVAC is available for a charge of $89.59 per hour, per unit.
Cleaning
Janitorial services schedule
- Regular service on business days per lease agreement
- Day porter available Monday-Friday, 7:00 AM - 5:00 PM
Your company may have needs that fall outside of normal services during this time. Please contact the property management office or submit a service request if you require cleaning of above-standard improvements (e.g., parquet floors, glass partitions), or have any special cleaning requests (e.g., carpet shampooing, dishwashing, stripping / waxing of vinyl floors).
Moving companies and vendors must remove their boxes from the premises after deliveries. If you have boxes to be disposed of, please flatten them, stack them within your office space and clearly mark them “trash” or “basura”.
You can make special arrangements for the disposal of large boxes or large quantities of boxes by submitting a work order. At no time should boxes, trash or excess materials / equipment of any kind be left in the hallways, lobbies, elevator lobby, or any area designated as a fire exit.
JLL Recycling Program
We have a recycling program for paper and cardboard products, as well as comingled glass, aluminum and plastic used on the premises. These items are collected in special bins marked “recyclable” and removed by a waste disposal contractor. Please be sure to use the appropriate recycling bin for your paper / cardboard or glass / plastic / aluminum.
All types of Paper - white paper, colored paper, envelopes, post-it notes, newspapers, magazines, cardboard, pizza boxes, cereal boxes, files, folders, memo, fax paper, laser print paper, letterhead, etc. (staples and paper clips are OK, but please remove any plastic inserts). We cannot recycle most frozen food boxes, as they are waxed).
All types of Glass - all bottles and jars, colors or clear (please make reasonable efforts to clean first to avoid pest control issues).
All Plastics - beverage containers, food containers (non-waxed), yogurt cartons, plastic trays, detergent bottles, plastic bags, etc. (please make reasonable efforts to clean first to avoid pest control issues).
Various metals - soda cans, aluminum foil, food containers (please make reasonable efforts to clean first to avoid pest control issues).
We also recycle batteries, and these can be scheduled to be picked up by submitting a work order through the work order system. Our janitorial contractor will provide you with a disposal quote for approval before removing the equipment.
Recycle containers near photocopiers, printers and in copy, computer, and mailrooms as well as kitchens and coffee bars will also encourage staff members to recycle. Please put all NON- RECYCLABLE items in any wastebasket that is lined.
Confidential Documents
Many companies want to recycle paper but worry about confidential information such as legal documents and personnel records. Shredded paper is often not recyclable unless arrangements are made with a paper recycling company to ensure quality. If you have confidential records, you can increase recycling by utilizing the services of a paper shredding contractor that is certified or has a relationship with a certified destruction service for confidential documents.
Used Office Equipment
Office equipment disposal requires special procedures due to the hazardous material contained in some pieces of equipment. If you would like to dispose of used office equipment such as computers, screens, printers, etc. please submit a work order through the work order system. Our janitorial contractor will provide you with a disposal quote for approval before removing the equipment.
