Deliveries

General Information

All tenant moves - into, out of, or within the building - must be coordinated with the management office. Please notify the property manager of your proposed moving date. The moving contractor should also contact the management office so that use of the service elevator can be scheduled. The moving contractor must provide evidence of liability insurance coverage at least five (5) days prior to the day of the move.

We require that all moves be undertaken during non-business hours to simplify access to the building and minimize any inconvenience to other tenants.

JLL must be notified of all moves and deliveries at least 24 hours in advance. However, notification is not required for standard daily deliveries (i.e. UPS, Federal Express, office supply / refreshment orders, couriers, etc. that take 30 minutes or less and are not construction related). Failure to provide proper notice may result in vendors being denied access. Deliveries can be coordinated through the WorK Order System under “Vendor access”.

Large deliveries and office moves can be coordinated between 6:00 PM and 7:30 AM, Monday through Friday or on weekends. The busiest times for the loading dock is 7:30 AM - 9:00 AM and 4:00 PM - 6:00 PM, so try to avoid routine deliveries during those times, if possible. Weekend deliveries and elevator usage can be scheduled throughout the day, but all arrangements must be made at least 48-hours in advance with JLL. Please note small deliveries are accepted during the business day. Failure to provide proper notice may result in vendors being denied access. Deliveries can be coordinated through the work order system.

All deliveries must be made via the loading dock. The entrance to the dock is on Atlantic Avenue, next to the main door of the Boston Harbor Hotel. The loading dock accommodates fixed wheel trucks of maximum dimensions of 12’8” height KTand 36’ long (front to back) and not tractor trailers. Delivery vehicles cannot block access to the property fire lanes (North and South walkways) or the entrances of the Boston harbor Hotel or the Residences.

Trucks are permitted on the loading dock for loading and unloading only. Vendors and contractors are not permitted to solely park on the loading dock while working at the property. The loading dock operates on a first-come-first-served basis. Once the dock is full, other deliveries will need to wait until space is available.

One elevator serving 30, 40 and 50 RW can be accessed from the loading dock level.

There are no freight elevators at Rowes Wharf. Passenger elevators will be appropriately protected for use. Note: JLL will provide padding for the elevator walls; however, tenant or vendor should provide protection for the elevator floor, hallways utilized for the delivery.

The elevator measurements are as follows:

42” x 84” opening
59.5’ depth
77” length
113” height

Due to the physical design of the elevators, we recommend that field measurements be taken. Special arrangements must be made for any deliverythat does not fit inside elevator cab.

A security officer is required to operate the elevator for large moves and deliveries and there is a 4-hour minimum for this service, at a rate of $45.00 per hour.

Delivery arrangements should be directed to all of the following:

Michael Curran michael.curran@am.jll.com
Security bhhsecuritygroup@bhh.com

A valid certificate of insurance is required for companies performing large deliveries or moves. Please see the certificate requirements, as well as certificate example for additional insured requirement.
